Terms & conditions:

1. Application : Interested buyer shall apply for allotment of apartment (s) in a prescribed
application from of this company.

2. Allotment : On acceptance of an application & receipt of the booking money (valid for one week),
the company will issue an allotment letter in favor of the application along with the schedule of
payment of the balanced amount as per the apartment price. allotment is being made on first served
basis

3. Sale Deed : On receipt of the 1st down payment ( i. e installment@ minimum 40% of total amount
against the apartment price) from the interested buyer, an accord shall be signed between served
basis

4. Payment : If any applicant is able to pay the total flat value at a time, he is definitely to get special
discount on the total flat value. There is no provision for cash payment. payment to be made either
in cross cheque /pay order/balance transfer from the bank in favour of Sofiullah Development
Limited (SURE).According to the schedule of payment by installments for the balance amount of the
price payable to us (as per agreement).Bangladeshi residing abroad may make payment in the
foreign exchange as per Bangladesh banks rate by TT or DD on the date of payment received.
Sofiullah Development Limited (SURE) Will issue a money receipt on account of the payment.

5. Installment : Payment of installment including the cost of car parking space and other charges
must be made on due date. The total mutually agreed value of the apartment to be paid by the
installment according to the payment schedule. If any allottee beyond the due date will make the
allottee liable to Pay delay charge 7% per month on amount of payment delayed. If any Payment of
Installment is delayed beyond two months. Sofiullah Development Limited (SURE) will have the
right to cancel the allotment without any prior notice to the allottee. In such case Sofiullah
Development Limited (SURE) will refund the deposit after realizing an amount of 10% management
cost selling the same apartment to a new buyer

6. Legal Cost : Allottee Shall bear the registration cost, stamp-duty fees, tax.vat &other
miscellaneous expenses, which are likely to be incurred at the time of registration of the flat with the
proportionate share of land. The allottee(s) shall be informed of such charges when these are due

7. Service & Utility Cost : utility connection & other charges including cost of solar system &
security deposit with the DESA, DESCO, WASA & TITAS GAS shall be borne by the allottee(s)
Sofiullah Development Limited (SURE) shall pay those charges to the above authorities on behalf
of the allottee(s). The allottee(S) shall have to pay all those utilities proportionately on actual as this
cost is not included in the flat -value

8. Time Schedule : To complete the construction of apartment, it shall require up to 36-months from
the date of complete work start with the allottee. The time schedule can be extended for 6 month if
the event of any reason, etc, gas for the act of govt, the change in fiscal-state-policy/utility
connection/strike/which are beyond the control of SURE.

9. Change in Specifications : Limited indispensable or Inevitable change in the drawing layout and
design etc. of apt. construction may be done by the developer in the overall mutual interest and
allottee should never object to it. The allottee is also entitled to do some internal minor changes of
the building systems with affecting the basic structural design, toilet and kitchen outlet.

10. Possession : The allottee shall have to clear up the payment of apartment price, other charges
and dues pertaining to his/her apartment before taking over the possession of the flat.

11. Management : The residents shall raise a common service system by forming a registered
co-operative society for managing their general affairs in their common interest
